From January 2009 the minimum period is 3 months.

1 Bookings must be confirmed in writing and a non refundable deposit of 30% is required at the time of booking.

2 The balance of the hire fee must be paid no later than six weeks before arrival.

3 Payment in full at the time of booking is required if the booking is made later than six weeks from the start date.

4 In the event of a cancellation, which must be confirmed in writing, we will endeavour to re-let the accommodation and return the balance (if paid). However, if we are unsuccessful in doing so the following cancellation charges will apply:-

    4.1 Less than six weeks from start - cancellation charge of 40% of balance

    4.2 Less than three weeks from start - cancellation charge of 80% of balance.

5 In the event of cancellation by the owner/proprietor - every effort will be made to find you suitable alternative accommodation, but if this is not possible, a full refund of all monies paid will be made.

6 The earliest time of arrival at the property is 4.00pm and the latest departure time is 10.30am.

7 A deposit of £100 against breakages/damage is payable with the balance payment and returnable less the cost of any damage or loss to contents or fittings within two weeks of your departure.

8.The maximum number of guests who may stay at Pouchlands is four unless otherwise agreed. Guests may invite a reasonable number of friends to the property during the day, but owing to legal and insurance requirements they may not stay overnight.

9 Responsibility for possessions - The proprietors can accept no responsibility for guests personal possessions in the property and for cars parked outside the property.

10 The property is strictly non-smoking. If there is any evidence of smoking we reserve the right to keep the breakages/damages deposit in full.
